"Beautiful, clean, grumpy receptionist"
The hotel is very new and boasts high-quality standards throughout. However, the reception staff can come across as somewhat rude at times. Guests should also be prepared for frequent WhatsApp messages from the hotel, as they seem unaware that visitors are on holiday and often contact you multiple times a day, even when entering or leaving the property.
"Perfect location boutique hotel"
When visiting Rome, location is everything — and this hotel couldn’t have been better situated. Just a 5-minute walk from the top of the Spanish Steps, it was the perfect base to explore the city on foot. Our room was spacious, with a generous dressing area and a sizeable bathroom. The view wasn’t great, but we hadn’t paid for a premium one, so it wasn’t an issue. The front desk staff were helpful and always available, and breakfast was lovely. Overall, a great stay in a fantastic location.
"Very nice boutique hotel !"
This very cute boutique hotel offers an extremely clean and comfortable stay, with beautifully appointed rooms and a charming courtyard. The location is ideal for exploring Rome, making it a highly recommended choice for visitors, though it is on the pricier side. The only minor drawback is that you can occasionally hear footsteps from the rooms above, but overall it provides a delightful and memorable experience.
"Perfect anniversary stay"
We visited Rome for our 10th wedding anniversary, and this hotel made the trip even more special. It’s beautiful, spotless, and modern, yet still retains all the original charm of the building — exactly as shown in the photographs. We upgraded to a junior suite, which was very spacious, and were delighted to find a complimentary bottle of fizz waiting for us on arrival. The reception staff were friendly and helpful, and our bags were taken straight to our room. Breakfast was delicious with plenty of choice: fresh fruit, yoghurt, pastries, fresh orange juice, tea, coffee, and a selection of hot cooked options. My husband is gluten intolerant, and the team catered for him perfectly — they even went to the shop when they ran out of gluten-free bread. If we return to Rome, we will definitely stay here again. Excellent in every way!
"Great location near the Spanish Steps!"
The hotel is ideally located near the top of the Spanish Steps, making it easy to walk to many attractions. Our room was very comfortable and clean, and check-in and check-out were seamless thanks to the helpful reception staff. We had paid extra for a room overlooking the courtyard, but the view was a bit disappointing as it faced the bins. Breakfast was not included, so I cannot comment on it. Overall, a very convenient and pleasant stay.
"Best hotel we have stayed at for a long time"
The hotel is lovely and spotless, with staff who are always happy, friendly, and welcoming. Our room was amazing, featuring beautiful high ceilings and plenty of space. The location couldn’t be better — just a short walk to the Spanish Steps, the Trevi Fountain, and easy access to both buses and the metro. Housekeeping cleaned the room daily and provided fresh towels, which was much appreciated. I will definitely be recommending this hotel to my friends
"A Nice 3* Hotel in Rome"
This relatively new 3-star hotel is very close to the Spanish Steps and within walking distance of the Basilica of St. Mary Major. The room was adequate and equipped with the necessary amenities, though the lift is old-fashioned and a bit tricky for luggage. Check-in and check-out were smooth, but note that check-out is at 10:30 AM, which feels early compared to the 3 PM check-in time. Room linen was only changed after the third night, which seems to be standard practice in Italy but may differ from expectations elsewhere. The rates reflect the prime location rather than the hotel’s amenities—other less central options may offer better value.
"Perfect, stylish hotel in a fantastic location."
This is a very stylish hotel located near the top of the Spanish Steps, making it ideal for walking to most of Rome’s main attractions — we never needed a taxi during our entire stay. We were offered an upgrade from a deluxe room to a superior room with a “city view” for a small fee. While it’s more of a street view, it was pleasant to watch the world go by, though it can be a bit noisy during the day. Evenings, however, were much quieter. Check-in was easy, and we were even able to access our room a little early. The room itself was beautiful and thoughtfully designed, with everything we needed — a fantastic shower, a comfortable bed, and plenty of storage. The complimentary daily water bottles were a lovely and much-needed touch. For breakfast, Sistina 51 next door is excellent value at €15, offering good quality food, friendly staff, and generous portions. The only drawback during our stay was the construction of a new reception area directly below our room, with work starting at 8:15 a.m. It was quieter in the afternoons and completely silent on weekends, and while city noise is to be expected, I look forward to returning once the renovations are completed. Thank you to all the helpful and friendly staff for a wonderful stay.
"Noisy"
The hotel boasts a great location and stylish, comfortable rooms. Unfortunately, noise from the room above made it difficult to sleep, as the sound insulation was inadequate. Breakfast was disappointing and served in a room with a rather uninspiring atmosphere. Overall, the experience felt poor value for money.
"Great Stay & Location"
Absolutely clean and newly remodeled, the modern and comfortable rooms made our stay perfect. The location is beautiful—just down the corner from the Spanish Steps. The service was wonderful, especially Anna at the front desk, who personally helped us with Colosseum tickets, directions, an early takeaway breakfast, and much more. Breakfast at the café next door was marvelous. We were very pleased with our stay at Residenza Piranesi.
