"Almost flawless"

My wife and I stayed for three nights in Rome earlier this summer, and overall it was an excellent experience with just one small caveat. The hotel itself is magnificent, boasting stunning views of the Colosseum and a very convenient location—just a short taxi ride from Termini or a couple of metro stops followed by a brief walk. The staff were consistently welcoming, friendly, and professional. Our room was on the smaller side but beautifully furnished, quiet despite facing the street, and equipped with powerful air conditioning that was essential in the summer heat. The bathroom was well-sized with quality toiletries and excellent shower pressure. Breakfast each morning overlooking the Colosseum was a real highlight—peaceful, scenic, with a great selection of hot and cold options and attentive service. The only downside came on our final evening at The Court Bar. Despite booking months in advance through the hotel, we were seated at the worst table, right by the stairs and furthest from the Colosseum. When we asked to move closer, we were told those tables had already been reserved earlier in the week. We later learned that the tables kept for hotel guests are actually the least desirable ones with obstructed views. While this was a let-down after much anticipation, it didn’t overshadow what was otherwise a fantastic stay. We would happily recommend the hotel and return again—though we might skip the bar next time.

"Spectacular but needimprvements for the price paid"

The location is outstanding, with a breathtaking view over the Colosseum that truly makes you feel part of history—especially from the balcony overlooking the ruins of the gladiators’ training grounds. The concierge and restaurant staff were extremely helpful, professional, and attentive throughout our stay. However, the restaurant food did not live up to Michelin-star expectations and felt overpriced, even if the spectacular view partly makes up for it. Unfortunately, we also experienced a significant issue with ants in our penthouse room, which is quite unexpected for a room of this level. Despite these drawbacks, we still managed to have a very enjoyable stay overall.

"Very luxury hotel"

The hotel itself is truly beautiful, with a fantastic location close to all the major sights, and the staff made a lovely effort on our arrival with fizz in the room and petals to celebrate our 15-year wedding anniversary. Unfortunately, we couldn’t give this stay five stars due to a missed evening meal reservation that had been confirmed both by email the night before and again at check-in that morning for 8:00 pm—but when the time came, our booking was nowhere to be found. Although the managers did try to rectify the situation after we had already left to find a restaurant in Rome, the special moment had already been spoiled. As an apology, they kindly covered our £60 car parking fee, which we did appreciate. In the end, we chose to make the most of our final night in Rome, believing everything happens for a reason. While the hotel is stunning and the location excellent, this experience left us unsure whether we would choose to stay here again. 🩷

"To be improved"

This beautiful period building facing the Colosseum makes a striking first impression, even though the lobby itself is quite small. Our room, located near the lobby, was spacious, well appointed, and offered a lovely view of the Colosseum. However, there were several shortcomings that are hard to overlook for a hotel of this standard—there were not enough power sockets to charge devices, the hair-dryer adapter was missing upon arrival, and the TV remote did not match the television. While most issues were eventually resolved (except for the lack of extra sockets), they should not have occurred at this level. The staff, to their credit, handled everything professionally. Breakfast with a Colosseum view was pleasant but not exceptional, with a more limited selection than expected. Considering the very high price, the overall experience felt slightly below expectations.

"Charming, helpful front desk team aim to please but hard to overcome information shortcomings and sloppy housekeeping"

The front desk team was genuinely charming and helpful from months before our arrival—assisting with excursions and dining reservations—and continued to be just as supportive during our stay. However, we felt underinformed in several important areas. We were not made aware that the bar is not run by a third party, and the bar manager we encountered was unpleasant and showed no interest in us as hotel guests. Additionally, when we were shown to our room, there was no brief explanation of how things worked or where to find helpful written information, such as clearer instructions for using the safe and TV, or even the location of the minibar. Housekeeping was another weak point, with repeated small but irritating mistakes involving towels, the telephone placement, bottled water supplies, and the care of our clothing. While none of these issues were serious on their own, they became frustrating due to their frequency—especially considering that our friends experienced even more significant problems in their room. On a positive note, breakfast at Aroma was very good, and the view is absolutely stunning. Overall, while this stay cannot quite be rated as excellent, with better attention to detail and more consistent housekeeping training, the hotel could very easily raise its overall standard.

"Do not get tricked – this is not a 5 star hotel"

The room itself was perfectly lovely and the view was absolutely fantastic, but when you are paying £3,000 for a two-night stay, you reasonably expect to be accommodated for dinner in the hotel. Instead, we were simply told the restaurant was full. A true five-star hotel would have found a solution for its in-house guests, and the way this was handled felt unreasonable and disappointing—it’s hard to understand how hotel guests are treated with such low priority.

"Not a Five Star Experience"

I truly wanted to give this hotel five stars, but a few issues held it back. On the positive side, most of the staff were wonderful and the views are absolutely breathtaking. When we arrived and our rooms weren’t ready, we were kindly seated in the closed bar area and offered lovely drinks, and when they noticed from my daughter’s passport that it was her birthday, they surprised us with a beautiful tray of sweets—such a thoughtful gesture. I stayed in Suite 200, which features a stunning floor-to-ceiling window with a direct view of the Colosseum, along with a comfortable living room area—truly unforgettable. Breakfast, which was included, was also excellent, with great service and yet another spectacular Colosseum view. Unfortunately, Suite 200 is located directly above the bar, and the noise from voices and music lasted every night until around 1:00 a.m.; despite complaining twice, nothing could really be done, and the room clearly needs better soundproofing. While breakfast room service is a fantastic perk, when we needed an early delivery for a Vatican tour, only mine arrived on time while the rest of my group received theirs just five minutes before departure. We also had an unpleasant moment when a staff member questioned my grandson in a rude tone when he entered alone, as if he didn’t belong there. Lastly, it was surprising that after a long, hot day of sightseeing, it was impossible to simply enjoy a drink at the bar without a reservation, as it only opens at 6:00 p.m. and is clearly prioritized for outside guests. This is truly a spectacular property, but if you stay here, I strongly suggest avoiding Suite 200.

"Luxury"

Beautiful rooms, exceptional staff, and a rooftop restaurant boasting one of the most breathtaking views in Rome make this hotel truly special. It’s the perfect choice for a romantic getaway or any unforgettable special trip.

"Great location"

This is a small, charming hotel in a perfect location near the Colosseum. The rooms are a little noisy but beautifully furnished, and we appreciated the lovely welcome gesture of a complimentary bottle of Prosecco and fresh fruit on arrival. The friendly, attentive service truly completes the experience. The hotel features a bar and an outstanding Michelin-star restaurant with a breathtaking view, although reservations are essential well in advance. The only real downside was that even hotel guests must reserve a spot at the bar, which was not communicated beforehand—after all, a nightcap feels like part of the stay. The hotel definitely deserves its place among the Small Leading Hotels of the World. While the breakfast selection is not extensive, it is more than sufficient, and overall we felt very comfortable and well cared for.

"One Night in Rome, a Lifetime Memory"

We stayed for just one night on an impromptu Roman getaway and were completely blown away. Palazzo Manfredi generously upgraded us to a breathtaking Colosseum Suite in the annex building, complete with a balcony that felt like a private theater overlooking ancient history. The welcome was pure VIP—chilled champagne, delicious nibbles, Acqua di Parma amenities, and one of the best showers I’ve ever experienced with perfect water pressure. Breakfast was just as impressive, with seamless multilingual service in Italian, English, and Polish, an excellent buffet selection, and beautifully prepared à la carte dishes. The terrace views are simply unreal—truly one of those can’t-believe-this-is-real moments. The Front Desk Manager was outstanding: genuinely warm, incredibly helpful, and full of insider tips that helped us experience Rome like locals. We ended our evening sipping pre-mixed cocktails from the minibar in our pyjamas on the balcony, gazing at the Colosseum—a surreal, cinematic moment you secretly hope for when you travel. We only stayed one night, but it’s a memory that will stay with us forever.
