"Best of the best boutique!"
This little boutique hotel is a rare gem. Anyone who is LGBTQ or has LGBTQ friends and family will love staying here. The location is fantastic, the staff are wonderful, and the bar and restaurant downstairs create such a fun and welcoming atmosphere. After a month of traveling through Italy, this was our final stop—and it exceeded all expectations. A huge shout-out to the incredible team: Alex, Santina, Roseangela, Paco, Leonardo, Gaetano, and Michael. Every single one of them was friendly, attentive, and genuinely caring. The service was so good that we ended up eating and drinking there three times during our three-night stay. BRAVO to the whole staff! This place truly made our trip memorable.
"A few steps from the Colosseum"
The room was really nice—modern, clean, and well-maintained. It wasn’t one of the rooms overlooking the Colosseum, but that may have been for the best, as facing the inner courtyard meant we didn’t hear any nightlife noise. I personally slept very well, and the bed was one of the most comfortable I’ve ever had in a hotel. One note: the bathroom has a low ceiling, so taller guests will need to be careful.
"Artsy, quaint and fabulous"
1st Floor caters to the LGBT community and offers a unique, beautifully designed hotel experience just steps from the Colosseum. It’s located right in the heart of several bars and only a few minutes’ walk from the metro. The price was very reasonable, and the staff were extremely accommodating. The room’s mini-split climate control worked great—returning to a cool, comfortable room after touring a hot and humid city was a relief. The only drawback is the noise. Street traffic and frequent car horns are noticeable, though the hotel does provide earplugs if needed. Despite that, we loved our stay. When we return to Rome, this will definitely be our first choice!
"Solid Place to Say When Visiting"
From the outside, there isn’t much to catch your eye, but once inside, the experience was excellent. The staff were very nice and efficient, and the room—located in a very old building—has been completely renovated. Everything felt fresh, clean, and comfortable, and the air conditioning worked flawlessly, which was a lifesaver in the hot Italian summer. The street itself is lively, with two gay bars/restaurants and lots of young people gathering outside in the evenings. I initially thought the noise might be an issue, but the windows were incredibly effective, and I slept without any problems.
"Close to 5 stars"
Would’ve easily given this place 5 stars if not for the broken AC on our first night. We didn’t complain, but someone clearly fixed it the next day—so they knew it wasn’t working. Rooms were comfortable, and of course, you can’t beat the location literally next to the Colosseum. It’s also on Rome’s little gay street, with friendly folks at the bar downstairs. Overall, solid stay, but for the price-to-experience ratio, you might get better value staying closer to Piazza Navona or a more central neighborhood.
"Amazing location, comfortable & friendly."
Highly recommended! You can’t beat the location—just a few meters from the Colosseum. Step outside the building to see the Ludus Magnus (gladiator training area) and walk a few minutes to the Colosseo train station. There are plenty of local restaurants nearby serving great food, and a small supermarket just down the street. The staff were amazing! We truly want to thank them—the service was fantastic. They were helpful, polite, friendly, and informative. We even had a portable hotspot delivered to them, and they responded promptly, kept it safe, and updated us until our arrival. The room was comfortable and clean. We can’t recommend this place highly enough!
"Comfortable and clean"
Great little boutique hotel! The rooms are nicely renovated, blending modern comfort with the charming character of the original building. The staff were friendly and very helpful throughout our stay. Even though my room was located directly above the gay bar downstairs, I was pleasantly surprised that the noise was not an issue at all. The location is also very convenient, just a short walk to the Colosseum. Overall, a lovely and comfortable stay!
"Average. City break stay."
I stayed here for three nights with my mum for a city break in January 2017. Our room wasn’t ready on arrival, but the staff kindly stored our luggage while we went sightseeing and for lunch. When we returned, the room was ready. However, it took some time to locate the manager since the reception desk isn’t always manned, leaving us waiting on the stairs for about 20 minutes. Andrea, the manager, was very friendly and helpful in all other aspects. The room itself was modern, clean, and spacious, equipped with a safe, coffee machine, fridge, and plenty of towels. Daily maid service kept everything tidy. The only issues were some noise from downstairs bars on our final night (Thursday) and a strong drain smell in the bathroom on the second and third days, which required keeping the window open. Breakfast was basic, served in a picnic basket at the downstairs bar, with no choice, but it was acceptable. The location is superb—right beside the Colosseum, near the train station, and convenient for Big Bus tour stops. Overall, the stay was average: reasonably comfortable with a fantastic location, but I would likely choose somewhere else for my next trip to Rome.
"Location perfect"
We stayed at the hotel for 3 nights as returning guests. During our previous visit, the street-side rooms were quite noisy, so this time we booked a backside room. Upon early arrival, our room wasn’t ready yet, but the staff was helpful and stored our luggage for us. Unfortunately, the bed in the backside room was more like a sofa bed, which we didn’t feel comfortable sleeping on. The staff resolved this by moving us to a street-side room. It seems they have taken measures recently to reduce the noise, as it was noticeably better than before. Breakfast, however, was disappointing. Instead of being served in the usual bar downstairs, it was temporarily relocated to another place. The offering consisted of just one croissant, a small yogurt, a glass of juice, and a cappuccino. That was all. The receptionist tried to help by giving us a second croissant the next day, but we still had to pay €6.00 for an extra cappuccino—something we’ve never experienced anywhere else in the world. This really shouldn’t happen. Despite these issues, the B&B has an excellent location, just steps from the Colosseum. If you bring earplugs and don’t expect much from breakfast, you’ll be absolutely fine.
"Extremely straight and family friendly"
I had to book this at the last minute after an Airbnb cancellation, and I’m so glad I did. Although the hotel is promoted as LGBTQ-friendly, there were also straight families and couples staying there, which made it feel welcoming to everyone. The staff were extremely friendly, and the rooms were large, spotless, and very comfortable. Our street-facing room even had a small balcony and was surprisingly quiet during both day and night. Contrary to some reviews I’d read, there were no photos or artwork depicting romantic encounters between individuals, so those claims seem outdated or inaccurate. I would feel completely comfortable bringing minor children here. The location is fantastic—just a block from the Colosseo metro station and bus stops, with multiple restaurants right outside the door. The only thing to note is that there is no elevator, so luggage must be carried upstairs. Also, for American travelers, the “2nd Floor” can be confusing, as in Italy the ground floor is considered floor 0, so the 2nd Floor is what Americans would consider the 3rd floor. Overall, a wonderful stay—I would definitely return!
